A polished listing does not explain who represents the property, who pays the commission or where a deposit should go. In Singapore, buyers and renters should separate agent identity, fee terms, property facts and payment instructions, then verify each before committing.
Housebell can help users compare listings, prices, maps and neighbourhood context. It is not a substitute for the CEA Public Register, ownership or authority checks, written agency or tenancy terms, or the buyer’s and renter’s own viewing and payment checks.
Search the advertised phone number—not only a name—in the CEA Public Register. Confirm the registered agent, agency and contact details, and ask whether the person is acting for the buyer, seller, landlord or tenant. A matching register entry verifies registration details, but does not by itself prove the listing or the person’s authority over the property.
CEA does not fix commission rates. Agree the amount, who pays, when it is payable and what service is covered in writing, preferably in the relevant CEA Prescribed Estate Agency Agreement. Confirm whether GST applies. Pay commission to the property agency, not directly to the individual agent.
Match the exact property, unit type, floor area, asking price and location across the listing, photos, map and written terms. For a rental, view the actual property with the CEA-registered agent in person and verify the landlord or authorised representative and the proposed payee through reliable documentation.
Treat urgency, requests for a viewing fee, mismatched bank details, duplicated photos or a switch to a different unit as reasons to pause. For rental payments, CEA advises paying the property owner directly using a verifiable payment method and making no payment before viewing. Keep agency commission separate: pay it to the property agency under the agreed written terms.
A practical checklist
• Search the advertised phone number in the CEA Public Register.
• Agree commission, payer, GST treatment, timing and scope in writing.
• Match unit-level facts across the listing, media, map and documents.
• View the actual property and verify the landlord or authorised representative and payee.
• Do not pay to secure a rental viewing. Pay agent commission to the property agency and rental payments to the property owner using a verifiable method.
Are agent commission rates fixed in Singapore?
No. CEA does not fix commission rates. Negotiate and document the amount, payer, GST treatment and payment terms in the relevant agency agreement.
Does CEA registration prove a listing is genuine?
No. It confirms the agent’s registration details. You still need to verify the property, the person’s authority, the payment recipient and the transaction documents.
How can Housebell support trust checks?
It helps compare listing facts and context. CEA registration checks, property and authority verification, viewing and written agreements remain separate checks.
Trust is a sequence, not a badge: identify the agent, document the fee, match the property facts, verify the owner or authorised payee and pay only under verified written terms. Housebell reduces search friction; the evidence trail supports a safer transaction.
